Exactly what does a title company do?

At the beginning of each transaction The Title Company performs an examination of the public records and creates a Preliminary Report which is used to facilitate the issuance of a policy of Title Insurance to the Buyer and Lender upon the close of escrow. The title insurance policy indemnifies the insureds against losses which may be sustained by a variety of factors, but most notably, that unnamed parties may have legal right or interest in the property after its been transferred to the buyer. It protects that buyer against claims that someone else may hold an interest in the property.

The Title Company also serves as the Escrow holder, which is a neutral third party acting on behalf of the Buyer and Seller. The Escrow holder prepares and delivers standard form documents and receives and disburses funds for the transaction when specified conditions have been fulfilled.
