Royce Real EstateWhen Sandy and Dean Royce, the founders of Royce Real Estate (145 E. Main) came to Ashland from Laguna Beach, California, in 1986, they knew they found the right place to raise their young family.

“It was a small town with great outdoor activities and a vibrant culture,” Sandy said. “After 16 years in real estate, I decided to open my own office in 2005. I wanted a unique, locally-focused, independent company—all the qualities that distinguish Ashland itself. And I wanted the emphasis to be on the clients.”

Over the years, Sandy and her brokers have specialized in, and built their reputation on, helping sellers and buyers who appreciate quality and distinctiveness in their homes and properties.
“Our clients are generally very discerning in their selection of property,” she said. “They know what makes a property a ‘home’ for them, so we listen carefully to their needs and then we act on them, because with the exception of family and friends, nothing is more important than home.”

“As an indepen-dent company, we can make decisions quickly that benefit our clients without waiting for corporate approval,” Sandy said. “Also for many years, (long before staging became more common in Ashland) we have prepared our listings to show to best advantage, with comprehensive cleaning, landscape cleanup, and professional staging. We have also provided professional quality photos for many years, long before that became popular in Ashland. We have our own unique marketing program, which includes writing our own ads, creating custom brochures and high-end print advertising, as well as notifying our extensive referral network of our listings.”

The brokers at Royce Real Estate are very involved with their clients, and each broker handles his or her client directly; they do not pass them off to other team members.

“We are fortunate to have amazingly talented team members who perform so many tasks essential to a successful closing,” Sandy said. “We are big on communication and follow-through, and we are continually involved with the client from initial contact to signing the final closing documents and after the sale.
